About the 30-pint figure: that is the laboratory maximum at 90°F and 90% humidity. A cool basement or a mildly damp bedroom will produce far less water per day. The square-footage figure assumes a sealed space and depends on your climate and insulation. Soothes both as comparison numbers, not promises.
For continuous drainage the hose must run downhill to a drain. This model has no pump and will not push water uphill.
Let the unit stand upright for several hours before first use if it was shipped lying down.
